After a two-month delay, Malaysia’s Electronic Sale and Purchase Agreement (e-SPA) will officially go live nationwide on November 1, 2025.
This marks a major milestone in Malaysia’s property industry — introducing fully digital signing, stamping, and documentation for new residential properties purchased directly from developers.
Under this new system, buyers, developers, and lawyers can now complete the entire sale and purchase agreement process online through the government’s Housing Integrated Management System (HIMS) platform.
🔍 What is e-SPA?
The e-SPA, or Electronic Sale and Purchase Agreement, replaces the traditional paper-based process with a secure digital platform that allows:
✅ Electronic contract generation
✅ Buyer and developer online signing
✅ Digital signature authentication
✅ e-Stamping and document storage
It’s part of the government’s effort to modernize the housing sector, reduce manual paperwork, and enhance transaction transparency.
