Industrial property decisions are rarely straightforward.
Behind every warehouse, factory, or industrial land transaction are operational realities that go far beyond headline prices. Access, logistics flow, zoning, expansion potential, and long-term usability often determine whether a property supports a business effectively or becomes a constraint over time.
I focus primarily on industrial properties across Klang Valley and Greater Selangor, advising owners, operators, and investors on warehouses, factories, and industrial land. My work centres on helping clients assess how a property functions in real operational conditions, rather than relying solely on marketing descriptions or asking prices.
This advisory approach includes interpreting market activity, transaction trends, and site-specific factors that influence value, efficiency, and decision timing. Transaction data is used as market context to support informed comparison, not as a standalone indicator.
Over the course of my work, I have been involved in a range of industrial assignments, including built-to-suit warehouse developments for national occupiers. This includes a 220,000 sq ft built-to-suit warehouse transaction valued at RM75.8 million, structured to meet specific operational and long-term requirements.
In addition to industrial properties, I also assist selected commercial and residential clients, particularly where decisions are linked to broader portfolio planning, location strategy, or long-term asset considerations.
